Plumbing for Larger and Custom Homes
The short answer
Larger homes can mean more fixtures, longer pipe runs, more finished space and more landscaping over the buried lines. Those things change access and scope, so we explain them up front, before any work starts.
What changes the scope
- Finished basements and ceilings over the pipes.
- Long supply and drain runs, and more fixtures on each line.
- Hardscape, landscaping and irrigation over buried sewer and water lines.
- More than one water heater, or a tankless system.
Buried lines under landscaping
Our water-line and sewer starting prices assume normal access. Landscaping, hardscape, concrete, utilities and depth can change the scope and the final price, and sidewalk or blacktop cutting and restoration aren't included in the water-line replacement starting price. Directional boring may be recommended after diagnosis.
Tankless water heaters
Tankless installations are priced after a site assessment, because gas-line sizing, venting, electrical and condensate handling all affect the job.
Approvals
We explain what we found and what it will take before work starts. If we find something different once the work is underway, we explain what changed and get approval before any added work proceeds.
