Plumbing for Condos and Condominium Associations

The short answer

In a condo, some pipes belong to your unit and some are common elements the association maintains. The governing documents decide which is which. We work with both owners and associations, and we document what we find so the right party can approve the repair.

Unit lines and common lines

Fixture drains and supply lines inside a unit are often the owner's. Shared stacks, main lines and building water services are often common elements.

Who is responsible for a shared line depends on the property's governing documents and the local utility, not on us. Check before work is approved, so the right party signs off.

Shared stacks

A drain stack carries water from several units down to the main line. A clog in a shared stack can back water up into a unit that didn't cause it. A camera inspection shows where the stoppage is, which helps the owner and the association sort out who handles it.

Working with the association

  • Tell us who represents the association and who approves work.
  • We document conditions with findings the board can review.
  • We explain what we found and what it will take before work starts. If we find something different once the work is underway, we explain what changed and get approval before any added work proceeds.

Inside your unit

Water heaters, fixtures, toilets and small drains inside the unit are typical owner calls. Check with the association before plumbing work in case notice or approval is needed.
